The houses, clubs, polo, benefits, and summer rituals that define the maximum-luxury Hamptons.
A private atlas in ten chapters.
88 places, rituals, and institutions—each grounded in public reporting, with no invented access.
Observational, not promotional. Named residents appear only when publicly reported by the New York Times, Wall Street Journal, Curbed, The Real Deal, Newsday, 27 East, James Lane Post, or Hamptons Magazine. Nothing here is invented.
Read it as social geography: what is public, what is private, and which institutions made the East End’s mythology.

The Gilded Calendar
The named lanes that the national real-estate press has tracked for three decades — the oceanfront spits, the Sagaponack potato-field drives, the Georgica hook. These cards carry no photograph: a lane is a public road, and we would rather show nothing than the wrong one.

Estates that have made architectural or sale-price news in NYT, WSJ Mansion, Curbed, or The Real Deal. Exteriors only; interiors stay private. No photographs either — the site does not publish pictures of private homes.
Joe Farrell's 11.5-acre Bridgehampton spread: a 17,000-square-foot main house on a 2.9-acre parcel with the balance in agricultural reserve, and — despite the name — no waterfront. Bowling alley, skateboard half-pipe, squash court and a 10-seat theatre. It has hosted Jay-Z, Beyoncé and Justin Bieber, and a 2019 Trump re-election fundraiser. Farrell bought the land from Ahmet Ertegun's family in 2007 and sold the house for $31 million in November 2021.
Golf, tennis, beach, and yacht clubs with Gilded Age founding dates. Membership at each is by invitation; Hamptons Verified does not facilitate access.
Defunct. Summer Sunday polo matches at Two Trees Farm hosted by the Rubenstein family, long covered as the social center of summer Bridgehampton by NYT, Page Six and Hamptons Magazine. The club is gone: its domain now redirects to WVVH-TV and it appears nowhere in the USPA club registry. Active East End ℹ polo moved to Hamptons Polo Club in Water Mill.
Two Trees Farm, Hayground Road, Bridgehampton, NY 11932
Weeklong hunter/jumper ℹ show, August 23-30, 2026, culminating in the $400,000 Longines Hampton Classic ℹ Grand Prix. One of the largest outdoor horse shows in the United States, with 200+ classes and roughly 1,400 horses. Admission is $25 per carload for parking.
Mercedes-Benz title-sponsored polo tournament played at Two Trees Farm in Bridgehampton. 27 East covered the 2009 final, when Great Oaks beat White Birch 13-12 on August 11. The Bridgehampton Polo Club that hosted it is defunct, so this is a historical entry only.
Private Rubenstein family polo and equestrian grounds on Hayground Road. It hosted Bridgehampton Polo Club matches each summer until the club wound down - the club's domain now redirects to WVVH-TV and it is absent from the USPA club registry - so there is no longer a public polo fixture here.
Closing Sunday of the Hampton Classic ℹ - August 30, 2026 - with a $70,000 2* Grand Prix at 10:30am and the $400,000 Longines Hampton Classic Grand Prix at 2pm. The title sponsor is Longines; the FTI Consulting era is over, and the purse is $400,000, not the $350,000 this entry used to claim.
The Classic's hospitality, renamed: the Judge's Box Lounge is now the Classic Club, sold per person per day Thursday through Sunday at $200-$600 including food and soft drinks, with a cash bar. Sponsor VIP tables run alongside it and submit daily guest lists to the show office.
The Classic's free days are not opening day. The show opens Sunday, August 23, 2026; general admission is free on Monday, August 24 - which is also Animal Adoption Day - and Tuesday through Thursday admission is free for seniors, veterans and serving military, or for anyone bringing three or more non-perishable items for the Sag Harbor Food Pantry.
Defunct. The weekly late-July-to-mid-August Sunday match ended with the Bridgehampton Polo Club, whose domain 301-redirects to WVVH-TV and which does not appear in the USPA club registry. The nearest USPA member club is The Hamptons Polo Club in Water Mill; there is no Bridgehampton Sunday fixture and no official site to buy tickets from.
Renamed and moved: the Classic's children's day is Kids' Day in the Kids' Tent, Saturday, August 29, 2026 - a Saturday, not the midweek slot this entry used to give it. Daily activities run in the kids' area all week.
Reimagined 19th-century mansion and estate at the Bridgehampton crossroads, billing itself as the only full-service luxury hotel in the Hamptons. Its restaurant is Jean-Georges, open year-round.
1 Bridgehampton-Sag Harbor Turnpike, Bridgehampton, NY 11932
Late-August week culminating in Grand Prix Sunday. The Classic runs August 23-30, 2026 at 240 Snake Hollow Road, Bridgehampton; Sunday's feature is the $400,000 Longines Hampton Classic ℹ Grand Prix, preceded by a $70,000 2* Grand Prix. See the polo section for the full slate.
Defunct. Sunday matches ran late July through mid-August at Two Trees Farm until the Bridgehampton Polo Club wound down: its domain now 301-redirects to WVVH-TV and it appears nowhere in the USPA's club registry, whose only East End ℹ member club is The Hamptons Polo Club in Water Mill. Nothing has replaced the Bridgehampton Sunday fixture.
